未免: rather too, a bit much

未免 voices a mild criticism: what has just been seen or said goes beyond the proper limit, "that's a bit much", "isn't that rather too…?". It sits after the subject, before the judgement, almost always reinforced by 也 and 太 (未免也太 + adjective + 了) or by 过于 / 有些: 这道题未免也太难了吧. A final 吧 softens the reproach further.
It always judges an excess: never praise, never a bare statement of fact. So it needs a degree or an attitude to assess (太难, 过分, 不公平). The tone stays polite and restrained, that of someone who criticises without losing his temper; the word is common in speech and in writing alike.
Difference from 太……了 (hsk1-g37): 太好了 can express admiration, whereas 未免 only judges that the measure is overstepped.

房租一下子涨了一半,这未免也太不近人情了。
Fángzū yíxiàzi zhǎng le yíbàn, zhè wèimiǎn yě tài bú jìn rénqíng le.Putting the rent up by half in one go is surely a little heartless.
Common mistakes
✗ 这道菜未免好吃。 → ✓ 这道菜好吃极了 (未免 only criticises an excess; to praise, say 好吃极了 or 太好吃了).
✗ 他未免没来。 → ✓ 他未免太不重视了 (未免 judges a degree or an attitude, not a bare fact).
